Rentman is constantly updated to include new features to keep our clients ahead of their competitors and up to date with new legislation. Below is a list of our most recent enhancements.

New Guaranteed Rent. Manage a building as normal but if the rent is not forthcoming from the tenant.. receive rent and choose “Guaranteed Rent” as how. This will automatically post a corresponding bank transfer from the Office Account to cover the rent.
The difference between Guaranteed Rent and Guaranteed Income is that guaranteed rent simply acts as rent insurance while the property is occupied. Guaranteed Income guarantees the landlord an income regardless of whether the property is occupied or not (and, usually, regardless of any expenses).

New Reinvoicing. This is the ability to markup a bill and have it appear on an invoice (as a lineitem) rather than as a reimbursable expense. The markup can be set on the contractors screen (admin Tab) as either a percentage or as a flat rate. The default markup can be overridden when the bill is received or the line item in the invoice can be changed after the bill has been added.

For unmanaged properties right click on the bill in the reimbursables tab of the invoice screen to “reinvoice” and add to the invoice.

For managed properties right click on a bill showing on statement tab of building screen to have it included in the next management statement.

Once a bill has been reinvoiced it will not appear on the landlord’s statement or balance.

New Vendor Surcharge category in Accounts Summary under invoices. Shows reinvoiced items.

New Cost of Goods Sold group in Accounts Summary screen with Reinvoiced Bills category. Shows all bills that have been marked as reinvoiced (or to be reinvoiced).

We have been advised that this is not a good idea (a guarantor’s liability may be unenforceable if Section 6 or Section 13 notices are served on the tenants) but if you have your own legal advice and want to permit this go to company preferences/defaults/deals tab.

New Emails sent outside of Rentman (using outlook) will no longer be automatically added to the journal where Rentman can match the email address to a landlord, tenant, applicant etc. Instead the synchronise form’s download emails option will now add journal entries for sent as well as received emails. Two reasons for this ; first, emails sent when Rentman was not running were not being added to the journal and, second, a change to outlook meant that Rentman’s “email sent” event handling code could cause the rich text component to give an error. New Use the “Receive Money” screen (invoices tab) to receive partial payments for invoices.

New If you enter an overpayment on the Receive Money screen you may then print off a Statement to return the balance to the landlord. This feature is used when you receive, for instance, a 2nd month’s rent from the tenant that is to be used to pay a follow on lettings commission invoice (Let Only).
