Rentman is constantly updated to include new features to keep our clients ahead of their competitors and up to date with new legislation. Below is a list of our most recent enhancements.

New Email button on deal
print screen. Enables you to send agreements, notices etc as
attachments to one email. If the preview checkbox is ticked
the email dialogue will be shown.

New Matching applicants from property screen will now
send to all applicants (bcc) with one email (rather than as
a separate email for each applicant as before). This makes
it easier to send a custom message to all matching
applicants.
New If you get rid of the default text
for matching emails Rentman will leave the message body
blank which means outlook will use a signature. The default
messages are found in the documents ‘propertymatch’ and
‘matchemail’. Delete or rename these documents if you want
Rentman to always leave the email message body blank (and
outlook to use its default signature).

New Option to allow periodic tenancies when there are
guarantors on a deal. We have been advised that this is
not a good idea (a guarantor’s liability may be
unenforceable if Section 6 or Section 13 notices are
served on the tenants) but if you have your own legal
advice and want to permit this go to company
preferences/defaults/deals tab.
New Emails sent outside of Rentman (using outlook) will
no longer be automatically added to the journal where
Rentman can match the email address to a landlord,
tenant, applicant etc. Instead the synchronise form’s
download emails option will now add journal entries for
sent as well as received emails. Two reasons for this ;
first, emails sent when Rentman was not running were not
being added to the journal and, second, a change to
outlook meant that Rentman’s “email sent” event handling
code could cause the rich text component to give an
error. Emails sent through Rentman will continue to be
added directly to the journal.
New Use the “Receive Money” screen (invoices tab) to
receive partial payments for invoices.
New If you enter an overpayment on the Receive Money
screen you may then print off a Statement to return the
balance to the landlord. This feature is used when you
receive, for instance, a 2nd month’s rent from the
tenant that is to be used to pay a follow on lettings
commission invoice (Let Only).
New If payment received on the Receive Money screen is
subsequently deposited into a Client Account Rentman
will automatically switch the invoice to be “paid from
client account” so that the money can be transferred to
the office (company) account.

New New item in the tree view shows tenancies that are
renewing (i.e. for which a new tenancy has already been
created) and these will no longer appear in “Tenants
moving in” and “Tenants moving out” Todo lists.
New New checkbox “Upload to this Portal” on portals
screen. Indicates that by default a portal is to be
selected for uploading.

New Option to have Rentman prompt to create an invoice
when saving a deal for which there are tenant’s fees but
no invoice has yet been created. Company

New Warning symbol on status bar if any uploads to
portals have failed. Hover mouse over the warning to see
which portals failed. Portal screen will show last
upload and a checkbox indicates if there was a failure.
This is particularly useful if the uploader is being run
unattended as a scheduled task. You can clear the status
bar warning by un ticking the checkbox. Details of the
error will be in the most recent
uploaderyyyymmddhhmmss.log.

New Option in user preferences to swap the position of
the search textbox with the send button on the main

New Explicit support for HMO (House in Multiple
Occupation). Enter each room as a property (because they
will be advertised and let individually) and add them
all to one building and tick HMO on admin tab. Standard
tenancy agreements will apply (treating each room as an
individual dwelling place) but you may wish to add
optional clauses concerning common areas. As with all
managed buildings invoices and bills can be made
specific to a particular property (room) or to the
building as a whole (common areas). The expiry date of
the HMO Licence can be entered on the admin tab of the
building screen. The Todo list will remind when licences
are due to expire.
New Oil Safety certificates. Works in same way as the
other safety certificates.
New Ability to assign tasks to a negotiator. The diary
page has also changed to show only tasks for the
selected negotiator (and will include all tasks for the
negotiator not marked as done).
New Ability to double click on Applicant, Landlord or
property name on the appointment screen to bring up the
relevant details.
New Drag and drop any outlook item (notes, journal etc)
to a Rentman screen and add it to the journal. Don’t
forget Rentman will automatically add to the journal any
outlook emails where it can match the email address.
