Letting agents recommended as source of property advice

Professional landlords can go to a local letting agent to find out more about the market they intend to get into.

Such property firms will normally have a sound understanding of the area and how much of a return each residence will give investors.

Kate Faulkner, author of Which ' Guide to Renting & Letting, recommended letting agents as a source of guidance.

She told the Daily Mail: "Go to a lettings-only agent, who should be more than happy to brief you on the types of properties that are easy to let and how much rent you can expect."

The newspaper pointed out that one market that can be good for making profits is accommodation for people on housing benefits, since the properties are often cheaper to buy.

However, this comes with its own risks for landlords and letting agents.

This week, the National Landlords Association warned the government that cutting housing benefits will lead to even more people going into arrears on their homes.
