Well-presented properties 'have the advantage'

Letting agents marketing well-presented properties are more likely to secure the best rents in the current climate, a landlord advice firm has suggested.

Alan Ward, chairman of the Residential Landlords Association, added that "good management comes a close second", as letting agents and landlords seek to ensure their offerings stand out from the crowd.

His comments might encourage letting agents and professional landlords to consider property software amid rising competition in the residential lettings sector.

Indeed, increased supply of homes to rent since the onset of the credit crunch has contributed to a downward pressure on rental prices - which fell 1.2 per cent last month, according to FindaProperty.com.

Mr Ward also explained that shrewd landlords will be looking to secure the best tenants in the current climate.

This could mean credit and reference checks of prospective tenants will be more in demand as landlords look to avoid tenants who could be feeling the pinch and might default on their rent payments.
