Letting agents and landlords have been informed that void periods have fallen to their lowest level in eight years.
According to letting agent body Arla, the average void period is now down from 3.6 weeks to just 3.2 weeks.
The organisation stated that its findings show that demand in the private rented sector (PRS) remains strong.
Operations manager at Arla Ian Potter said: "The new government must ensure that finance is made available to the sector so that more properties can be brought into the PRS and ensure that more rental homes are made available."
The letting agent body found that the south-east has the shortest void periods on average with properties empty for less than three weeks.
This comes shortly after a poll by More Than Business found that almost one out of every ten homeowners would consider renting out their own house and moving into a smaller property if a double-dip recession occurs.
