Using letting agents to rent properties recommended

Landlords have been advised to use a letting agent to help them cope with the burden of regulation relating to renting out properties.
Online community LandlordZONE stated that for casual landlords, the amount of regulation they need to abide by can sometimes be too much.
Tom Entwistle, director of the website, explained that using a letting agent to rent out properties is advisable, as issues such as leasehold can be difficult to understand for people who are new to renting out houses.
He said: "It is a very complex area and not everyone in that situation will know the full legal implications of the leasehold, and the obligations they have to the freeholder."
Mr Entwistle was speaking shortly after the government-funded Leasehold Advisory Service (LEASE) said it will deal with 24 per cent more enquiries in 2010 than it did last year.
Laws relating to leasehold can affect tenants, landlords and letting agents, with only a few people able to completely understand its complexities.
