Tenants have been urged to seek out property among private landlords and property management agencies by This is Money.
According to the financial advice website, making use of the whole of the market is an excellent way of ensuring a good price.
This is Money remarks that the benefits offered by rental accommodation can be substantial, highlighting the importance of landlords advertising their properties well.
However, it also warns tenants: "On the other hand, take the wrong route and a tenancy can be six months or longer of daily stress and pain."
Independent landlords are likely to be keen to secure tenants in the current economic climate, with figures suggesting the market is putting a squeeze on finances.
According to the Council of Mortgage Lenders, the number of buy-to-let properties that are being repossessed has been increasing since the start of 2006.
The current number of repossessions at the end of March 2008 stood at 1,600 for rented accommodation.
