Tenants 'advised to impress letting agents'

Prospective tenants have been advised to impress letting agents so they will be recommended to landlords, it has been suggested.

According to a News of The World article, research shows that there are three or four tenants typically competing for each available property, with 'the best' being nominated to landlords.

The report advised tenants to treat their meetings with letting agents "like a job interview", by dressing smartly and having appropriate references and documentation on hand.

"If they have two or three people after the same property, they are going to recommend the tenant they think is the most reliable and will look after the property," it added.

Tenants were also recommended to choose a reputable agent and to keep in regular contact with their landlord or letting agent so potential issues - which could affect the deposit - can be resolved.

Kevin Firth, director of regulatory body The Deposit Protection Service, recently commented that government policy on tenant deposit legislation has meant issues between landlords and tenants are usually resolved quickly, with the number of disputes now "relatively small".
