Tenant selection 'very important'

Finding the right tenant is a very important to ensure success in the residential lettings market, an expert has suggested.

Tom Entwistle, editor of LandlordZone, said that finding the best possible tenant is a trait of a good landlord and the practise plays a vital part in being successful in the lettings market.

His comments come after the number of new tenants in the rental sector increased by 20 per cent in the three months up to the end of August, according to Association of Residential Letting Agents statistics.

Mr Entwistle noted that from his own experience of residential property management, one in 20 tenants cause landlords difficulty.

However, the rest range from pretty good to excellent, by paying their rent and looking after the property, he said.

"That reassurance that it gives means that you can, with confidence, let property and at least get a good return on your money and, long-term, look for capital appreciation," Mr Entwistle added.
