Tenant marketing not 'one size fits all'

Landlords and letting agents cannot adopt a one size fits all strategy when it comes to marketing, an expert has suggested.
Tenancy agreements for large families will differ greatly from those required for one-bedroom flats, said Paul Farndon, property management consultant at learnletting.
Offering advice for rental property owners which could be familiar for those for use letting agency software, Mr Farndon warned that even simple terms within the trade, such as deposit, landlord or stakeholder, must be fully explained at the beginning of tenancy agreements.
"It might seem obvious to you but it might not be obvious to the tenants," he said.
Mr Farndon added that if landlords do not state that rent is due in advance, tenants are entitled to pay in arrears.
According to research by mydeposits.co.uk published in October, four per cent of deposit disputes between landlords and tenants involved the late payment of bills or rent.
