Summer challenges for student properties



Landlords with student properties face a number of challenges over the summer months, a new report argues.

Leaseguard warned that even landlords who already have students lined up for the next academic year face some problems with the properties over the summer - as they are likely to be empty during this time.

"It is important the property is left looking occupied and it should be checked on a more regular basis by the landlord or letting agent," explained Maryann McGee, the insurance manager at the risk consultants.

"It may also be a time when the landlord wants to refresh the property by arranging redecoration or perhaps undertake work of a more structural nature."

Mr McGee added that landlords also need to contact their insurers to let them know that the property could be unoccupied for an extended period of time.

"Check your policy wording as the period of unoccupancy can vary from 30 or more days to in excess of 90 days before notification to the insurer is required - it just depends on the insurer," he concluded.

Recently, the RLA said that student lettings represented very "predictable market" for landlords.ADNFCR-1064-ID-18191735-ADNFCR
