Students 'a safe haven' for buy to let landlords

Ownership of student lettings is set to represent a safe haven for buy to let landlords in 2008, an investment expert has claimed.
Landlords with residential lettings should look to increase their portfolios by purchasing properties near to universities, Stuart Law, chief executive of Assetz, told AboutProperty.co.uk.
A combination of increasing student numbers and insufficient housing provision by universities means that a landlord purchasing a buy to let property for the student market can expect to generate a high level of income, he claimed.
"In today's climate it is essential that the serious investor is continually adapting their portfolio to secure the best possible returns for their cash invested," Mr Law told the website.
"Student property has such high income that you can often repay a mortgage within 20 years, making it one of the most lucrative investment opportunities in the current market," he added.
According to figures recently published by Savills, student rental prices have increased by 31 per cent in the past two years.
