Student rental market offers a 'regular flow' of tenancy to landlords

The student rental market provides buy-to-let landlords with a stable flow of tenants.

That is according to John Socha, vice chairman of the NLA, who said that government plans to open new university campuses throughout the UK represented "good news" for landlords.

He added, however, that the potential benefits for landlords would depend on where these developments were to be situated.

Mr Socha noted that markets in towns that were not yet populated by students would take time to establish themselves properly.

He went on to say that the cycle of the academic year provided landlords with a regular turnover of tenants.

He commented: "It's an all-or-nothing market; everybody moves in at the same time, and everybody moves out at the same time. They view at the same time, and they reserve at the same time.

"So any [landlord] who does it at any sort of volume finds that they've got a cycle, unlike everybody else in the lettings market."

"That's why it attracts some people to it. There's a regular flow to it every year."
