'Strong demand' for rental property

Letting agents and landlords can benefit from strong demand in the rental sector if they research their local markets, says the Residential Landlords Association (RLA).
According to Chris Town, director at the membership-based landlord advisory body, agents and landlords in many markets across the UK should be able to tap interest from potential tenants.
He said: "There is generally a strong demand for rental property in most markets. Local knowledge is key to making the most of opportunities."
Rental software might be one way letting agents and landlords could seek to improve their marketing strategy, in an effort to pull in more tenants while mortgage availability for would-be homebuyers is low.
Amid falling house prices and the impact of the credit crunch on the availability of buy to let mortgage products, Mr Town admitted that 2009 will be a tough year for some landlords.
His comments come after Rentright's latest rental price index showed that average monthly rent in the UK stood at £583 last month compared to £820 in December 2007.
