It is vital that people who are priced out of the housing market are able to find homes in the private rented sector, the Residential Landlords' Association (RLA) has stated.
According to research from Kensington, almost two-thirds of those currently living in rented accommodation believe they are not likely to be able to buy their own house in the next five years.
As a result, RLA chairman Alan Ward stated that the government must not increase capital gains tax, because this would have a "devastating" effect on buy-to-let landlords.
"If landlords aren't buying property, then the general standards of property will deteriorate," he said.
Mr Ward added that with the average age of a first-time buyer now in the mid-thirties, it is vital that the private rented sector is able to provide these people with accommodation.
Kensington also found that 90 per cent of people think it is becoming increasingly difficult for first-time buyers to get a foot on the property ladder.
