The market for residential lettings is full of "rich pickings" for a prudent landlord, according to the National Landlords Association (NLA) in Scotland.
However, the NLA also warned landlords that they should still put some money aside in preparation for any major emergency that may crop up at any properties.
NLA chairman Jim Parker urged that landlords should seek "proper advice" to improve their chances of making the most out of their current property.
He told the Press and Journal: "Although in leaner times we all need to be a little more prudent, for professional landlords with an eye for a bargain there could well be rich pickings.
"There is certainly a rise in demand for decent and well-placed rental properties."
Malcolm Harrison of the Association of Residential Lettings (Arla) last week suggested that landlords should ensure that making tenants happy is there top priority.
He told the Daily Mail: "A happy tenant is a good one."
