New residential lettings figures have been published by the Royal Institution of Chartered Surveyors (Rics).
The organisation's Lettings Survey found that rental fees are lowering, but the sector is generally in a positive position.
According to the research, the net balance of chartered surveyors reporting rises (rather than falls) in rents dropped from minus 12 per cent to minus 48 per cent between the third and fourth quarters of 2008.
However, with more and more landlords entering the market, there could be an increased demand for residential lettings software.
Rics spokesperson Jeremy Leaf commented: "The marketplace has become more and more competitive as reluctant landlords continue to look to let properties they are unable to sell."
The rental market will continue "to boom" as property sales hit record lows, he added.
Earlier this week, the Professional Services Global Competitiveness Group - commissioned by HM Treasury - released research which suggested property professionals are "a vital element in the future competitiveness of UK PLC".
