Rental sector 'to play role in solving housing shortfall'

The private rented sector could be set to play a "major role" in helping the UK to solve its impending housing shortage, according to an expert.

Keshav Thukaram, managing director of property services website Smartlandlord.co.uk, has described the current level of house building as insufficient, which may lead to a shortage of homes in the near future.

As such, he suggested that landlords are well-placed to capitalise upon this, with rents and yields likely to increase due to rising levels of demand for let property.

However, Mr Thukaram stated that the government must encourage buy-to-let mortgage lending to residential landlords to help them provide accommodation for all who will need it.

He said: "While policy makers continue to ignore the importance of the private rented sector, they are storing up a future housing crisis."

This comes after the National Landlords Association also called for mortgage lending to property letters to be increased, stating that current conditions are stifling market growth.
