Letting agents in Edinburgh are benefiting from a higher growth rate in rental values compared to anywhere else in the UK.
According to figures published by Gumtree.com, as reported by the Scotsman newspaper, rental yields on properties in the city have increased by more than three per cent in 2008.
Michael Holmes, a property agent at the firm, said rental incomes appear to be "really strong" across the largest cities in Scotland.
He added: "Scotland is still experiencing strong growth, which is fantastic news for the growing number of buy-to-let landlords in the area."
It comes as energy performance certificates (EPCs) are due to become active on residential lettings in Scotland from January 4th 2009.
The National Landlords Association recently called on the government to generate more publicity on EPCs so landlords and lettings agents do not face fines because of a lack of awareness about the effects of the legislation.
