Those interested in property investment need to carry out "lots of research" when planning their purchases.
That is according to Paul Collins, property editor of BuyAssocation, who said that those looking at investing in property needed to keep a close eye on the market.
He asserted that investors should consider the type of tenants they will be renting out to, as this will be dictated by the area that they buy in.
Mr Collins commented: "It's really about looking at the market and what's around it - particularly if you are buying in or near large towns, because you need to be thinking about renting out and the type of people you will be renting it out to.
"In or near large towns, you are likely to be renting smaller properties because you will find young professionals and young couples."
