Professional sharers offer prospect of higher rent

Residential lettings agents should focus on professional sharers because of the potential to secure higher rental yields, one expert has claimed.

Targeting high rental yields from professionals could also be a good way for estate agents keen on expanding into residential lettings to get a foot in the door.

According to research in Property Secrets, 70 per cent of sales agents would consider moving into the lettings market to supplement the floundering residential market.

But Russell Hunt, of lettings property search firm Property Hunt, warns that professionals will often need luxury perks to spend above and beyond the standard rental price on a property.

He told the Times: "Bedrooms should be of equal size, two bathrooms are a must, and most sharers want properties at least part-furnished.

"Some landlords are wary of professional tenants as you can get lots of parties and noise."
