Period fittings could hit a house's value

Adding period features and fittings could have a negative impact on the value of a house, a home improvement expert has warned.

Residential lettings can see their value fall as well as increase with the installation of certain features, according to Andrew Leach, a consultant to the National Home Improvement Council.

At the same time, changes such as installing a fireplace and chimney in a modern property may cause environmental consequences for a landlord, he warned.

Mr Leach said: "You've got to be very careful as it can go the opposite way round if you put something which is too antique in a property is fairly modern."

"[If] you're intending to add period features internally or externally, you need to consider if they will be compatible with the design of the house," he added.

According to Period Property UK, Victorian bathrooms are currently highly fashionable and available for anything from £600 to £16,000 depending on the landlord's requirements.
