'Optimism among property investors'

A study has shown that investors are confident that the UK property market will record gains in the next five years, despite the severity of the current economic downturn.

In what could be positive news for landlords and the future value of their portfolios, a study by Serlina Property Investment Consultants (SPIC) found that 77 per cent of investors believe property prices will increase within in the next five years.

The poll of 9,000 investors came after Nationwide last month reported an annual downturn of 14 per cent in the value of a typical home in the UK housing market.

Although mortgage demand is strong, liquidity problems caused by the credit crunch have restricted the number of suitable products on the market for property investors, the SPIC said.

"Despite the recent fall in house prices, plenty of buyers were still looking to purchase property, and the single mostlimiting factor was the lack of available mortgage products," the group added.
