One-quarter of landlords 'just breaking even'

Around 25 per cent of landlords are just breaking even or making a loss, according to a new study.

Research agency BDRC has reported that its survey of 500 private landlords showed a general decrease in profit margins during the third quarter of 2009.

Rental conditions also appear to be favouring tenants, with 68 per cent of landlords either freezing rents or decreasing them over the course of the year so far.

About two-thirds of those interviewed said they had no intention of increasing their rents before the end of 2009.

But Mark Long, a director at BDRC, said that he did see signs of optimism for 2010.

"The UK's private landlords are a resilient bunch and will opt for a strategy that allows them to protect their income and portfolio," he stated.

According to the FindaProperty Rental Index, tenants are now filling properties more quickly, with the average house on the market for 58 days, the shortest period since the start of the year.
