Professional landlords have the best chance to acquire new homes since the property crash of the early 1990s, it has been suggested.

According to Timothy Lambert, sales and marketing manager at property investment consultancy Ducalian, property investors should act now, while interest rates and house prices are low.

He added that more distressed properties are likely to appear on the housing market for at least the next quarter.

This could benefit professional landlords and other rental businesses, as a recent study of the private-rented sector suggested that property buyers were taking advantage of repossessions and auctions to add homes to their portfolio at bargain prices.

The research - conducted by Business Development Research Consultants in January - revealed that 100 per cent of landlords with 20 or more homes in their portfolios were posting higher profits than before the onset of the economic downturn.

However, Mr Lambert believes now is the time to act, rather than waiting for the property slump to continue throughout 2009.

"Don't be fooled into waiting for the bottom of the market," he said. "History has proved that once the indices show we are out of recession, in most cases we are 18 months past it."
