Figures showing that fewer landlords are having to take action against non-paying tenants have been welcomed by the National Landlords Association (NLA).
Earlier this week, figures from the Ministry of Justice showed that the number of landlord possession orders hit 28,042 during the second quarter.
This is one per cent lower than over the first quarter of 2008.
Meanwhile, 37,609 landlord possession claims were issued, which is broadly in line with the preceding quarter.
Simon Gordon, head of communications at the NLA, said: "The facts speak for themselves. Fewer and fewer landlords are going to court to issue possession claims against their tenants and even fewer are being granted possession orders.
"This downward trend since 2002 could indicate a number of things but what is clear is that fewer landlords are having to take the final course of action resulting in theeviction of their current tenants."
He concluded: "It supports the NLA view that the vast majority of tenancies operate with no issues and that relationships between landlord and tenant, for the most part, are positive."
