NLA warns landlords over EPCs

Landlords with large portfolios could be fined £5,000 for each property they own if they fail to offer energy performance certificates (EPCs) to prospective tenants.

The NLA reminded landlords of the consequences of failing to adhere to new legislation on EPCs, which became active in Scotland on Sunday.

EPCs, which provide prospective tenants with information on a property's energy efficiency and environmental performance before a rental agreement is signed, have been active in the UK since October.

Landlords could consider letting agent software to ensure that their buy-to-let business meets current legal requirements.

The government also provides assistance through the Landlords Energy Saving Allowance, which provides a grant worth up to £1,500 for energy-efficiency improvements such as cavity wall insulation and draught-proofing.

According to Jim Parker, chairman of NLA Scotland, EPCs could help letting agents offering more energy-efficient properties to rise above their competition in the rental market.

This is because a more environmentally-efficient home would provide tenants with reduced energy bills.

Mr Parker said: "Given the current economic problems, it's likely many tenants will start voting with their wallets."
