Landlords who are new to the profession might be advised to stay legally compliant with letting agent software.
National Landlords Association head of communications Simon Gordon has urged "reluctant landlords" - those who have entered the rental market after being unable to sell their homes - to be up-to-speed on their legal requirements.
"The ultimate responsibility for operating the tenancy lies with the landlord and, although a good letting agent is worth their weight in gold, 'reluctant landlords' are obliged to be on top of their game," he said.
His comments come after the latest Royal Institution of Chartered Surveyors (Rics) survey reported a decline in rental yields during the third quarter after an influx of supply into the market.
But James Scott-Lee, spokesperson for Rics, commented that rental yields might still increase in 2009 for landlords who can provide the right product for the right market place.
