The National Landlords Association (NLA) has announced that over the course of last year it received a record number of calls on its advice line from landlords.
During 2007, the NLA Advice Line received a total of 31,720 calls, with queries regarding a wide range of topics.
Among the top five enquiries, many landlords called asking what action they could take in order to remove a troublesome tenant.
Another popular query regarded tenancy deposit protection, which caused an influx of calls to the advice line when it became mandatory in April last year.
There were also calls regarding rather more bizarre circumstances, including an enquiry from one landlord whose tenant had stolen the property's entire central heating system.
David Salusbury, chairman of the NLA, commented: "As there are more and more issues that landlords have to consider, it is unsurprising that recordnumbers are calling the NLA Advice Line for help.
"Most staff answering calls are themselves landlords and have years of experience to offer our member landlords who need some support."
