The National Landlords Association (NLA) has found that landlord confidence has fallen for the first time in two years.
According to the latest NLA Landlords' Optimism Index, which was published yesterday (September 1st 2010), 54 per cent of landlords believe their prospects for the next few months are good.
This is a drop from the first quarter of the year, when 57 per cent of landlords expressed confidence about their future.
Four out of every ten landlords polled for the survey indicated that changes made to capital gains tax would impact their finances negatively.
Chris Norris, policy manager at the NLA, stated that talk of a possible double-dip recession had also contributed to the fall in landlord confidence.
"Furthermore, cuts to Local Housing Allowance are causing concern to many landlords as it could leave their tenants struggling to pay their rent," he added.
The NLA recently stated that as many as one in five landlords have tenants who make late payments on their rent.
