Landlords with residential lettings will benefit from a new law allowing property to be extended without planning permission.
From October, a landlord will no longer need permission to make modifications to a property, such as converting loft space into an extra bedroom.
Many will see this as an opportunity to capitalise on demands for larger property while also saving them around £1,000 in planning permission exemption.
Housing and planning minister Caroline Flint, said: "Today I am scrapping the red tape so it is much easier to convert the loft into that extra bedroom and build on an extension.
"The new rules will cut out planning permission for about 80,000 households a year and crucially saving as much as £1,000 in some cases."
These new regulations are mainly intended to ease pressure on homeowner families that may be struggling to finance the purchase of a new, larger property to meet their needs.
