New landlords need as much advise as possible

People just starting out as landlords should consider joining a reputable association, an industry expert has said.
Media reports about the continued vitality of the buy-to-let sector in the UK have encouraged more people to consider becoming fulltime landlords.
However, Elizabeth Brogan, a senior policy officer with the National Landlords Association (NLA), said that it was important for these new landlords to get as much information as possible from more experienced colleagues as soon as possible.
She explained that landlord associations can explain to new members "what their duties are and how to go about doing things".
Ms Brogan added: "We would recommend joining a landlord association because they are a good source of advice.
"The alternative is that there are various publications out there, for instance the Which? guide to renting and letting and government booklets on various aspects of housing and tenancy. It's better to join an association."
In addition, Ms Brogan said that many new landlords preferred to use agents "in the assumption that the agent is a professional and knows everything about letting property and will ensure that the rent is collected and the duties are carried out".
