Location is king when it comes to people's interest in property, research has suggested.
A study by Halifax Estate Agents has revealed a trend which could interest landlords looking to improve the way their property is advertised on the market.
It found that when looking for a property to live, almost a quarter (23 per cent) of Britons aged between 18 and 34 will view proximity to work as the most important factor in their search.
Buyers were also prepared to spend an extra £20,760 to find a property close to their town or city centre, the research found.
Gordon Edwards, managing director of Halifax Estate Agents, said: "It is important to look into these factors when marketing your property."
With the credit crunch hitting consumers' pockets hard, more people could be looking to rent property as mortgage lenders tighten their product ranges available for borrowers.
Mr Edwards also suggested that a "few quick and easy pieces of research" could help properties appear more suited to consumers' needs.
