Landlords living in the same property as their tenants are more vulnerable than those living elsewhere, a rental expert has said.
But Matt Hutchinson, communications director for flatshare website SpareRoom, said that problems could generally be avoided by taking the right legal steps.
"I think if you take your time to plan properly and get the contract in place and actually take your time
then you stand a great chance of things working out really well," he explained.
His calls that the tax threshold on the government's Rent a Room scheme, which currently stands at £4,250 per year, should be raised to £9,000 have been backed by the NLA.
Mr Hutchinson called the current limit "outdated".
The threshold has been in place since 1997/98, despite the fact that room rents in more than 60 per cent of UK properties now stand above this level.
