Lettings difficult in 'very competitive market'

Letting agents must be on the top of their game in areas where letting is very competitive, one expert has claimed.
According to the editor of Landlordzone.co.uk, Tom Entwistle, some areas have too many new build flats, which allows potential tenants to be pickier than in other areas.
The comments follow recent research by the Association of Residential Lettings Agents (Arla) which found that the number of agents reporting higher tenant numbers than there are flats has reached an historic high of 39 per cent.
However, Mr Entwistle notes that there are variations between different areas.
He said: "The rental market is holding up very well, apart from, possibly, the flat market in the new build, inner city areas. There are probably too many.
Mr Entwistle also warned that even in areas where there is "good demand", it is still a "very competitive" market,adding that properties must be kept "up to standard".
Research by Arla indicates that the tenants are likely to stay longer in a property in London, where the average tenancy is 17.3 months.
