There has been a "boom" in buy-to-let investment over the last few years, according to the director of an online landlord community.
LandlordZONE's Tom Entwistle also suggested that there has been plenty of tenant demand to go with it.
However, these patterns have apparently resulted in a "high volume" of tenant complaints about landlords and these issues have been "accentuated" due to the number of people in the letting industry.
Property organisations such as the Association of Residential Letting Agents (Arla) are acting to improve matters, the company director said, as the recent launch of the letting licensing scheme suggests.
Mr Entwistle explained: "Arla, along with these other organisations have recognised the problems [in the rental property market] and are rightly tightening up on their rules to try and combat this."
One possible reason for the high demand for rental accommodation in the UK in recent months is the affordability issues facing first-time buyers and the unwillingness of lenders to provide the finance needed for deposits.
