Letting agents and landlords are increasingly employing the use of video footage in disputes with tenants about deposits.
An online dispute service run by mydeposits.co.uk is receiving up to five pieces of video evidence a month as letting agents and landlords attempt to provide clear evidence regarding damage to properties.
By law, a landlord or letting agent must be able to prove that they have a valid reason for withholding some or all of a tenant's deposit.
Eddie Hooker, chief executive of mydeposits.co.uk, said: "It is no bad thing that landlords are trying to provide the most detailed evidence they can.
"A well-put together video can really enhance the check-in and check-out process."
But he added that using video footage should complement rather than replace more traditional techniques, such as photographs, inventories and receipts.
Last month, it was reported by the Property Ombudsman that there are almost 130 complaints made every week about letting agents.
