Letting agents have been told not to expect any change in the rental market before the end of the year.
According to Mark Garner, director and founder of landlord community LettingZone, although the housing market could be set to dip even lower over the next few months, this is unlikely to affect the rental accommodation sector.
He added that prospective tenants should look at the very edges of their targeted location in order to pick up the best available deals on the market.
Mr Garner predicted that it will take around two or three years until there is a change in the lettings sector.
"Lenders with their balance sheets in a much healthier position may then be charging sensible fees and margins so the market may start approaching a more balanced situation," he said.
His comments come after LSL Property Services conducted a poll which revealed that 84 per cent of landlords have seen their arrears remain stable or even fall over the last 12 months.
