Landlords with residential lettings in desirable suburbs in Scotland's main cities look set to do well this year, according to a property expert.
A lack of supply in areas in Aberdeen, Glasgow, Edinburgh and Inverness is likely to keep prices high for those looking to purchase property, explained Grant Robertson, a director of Allied Surveyors.
As a result, while some areas, particularly regeneration projects, have witnessed an over-supply of housing stock, prices are likely to continue to rise in the more desirable suburbs, fueling rental demand for properties in the areas.
"We'll see more growth where the Scottish government is failing to provide sufficient land to meet supply - particularly good quality city suburbs," Mr Robertson said.
"We're going to see some steady growth this year - we're going to be reasonably well protected from the downturn which is obviouslyaffecting everywhere else in the country outside of central London," he added.
Figures published recently by Nationwide Building Society revealed that Aberdeen experienced the second highest house price growth of any UK city last year, with property values increasing by 25 per cent on average.
