Landlords 'will look to rent per room in 2012'

Renting out properties per room is set to become increasingly popular with landlords in 2012.
This is according to director of SpareRoom Matt Hutchinson, who explained how this may be "more work", but it helps produce higher yields.
He explained that more and more individuals will be looking to rent in this manner as they cannot afford to live alone.
"A that a lot more people are looking to rent rooms because they are only getting enough benefits to cover a room rather than a one-bed flat," Mr Hutchinson stated, adding this will be influenced by the housing benefit changes that are due to come in.
It was suggested that letting out properties on a room basis is likely to be particularly popular with professional landlords who have several abodes in their portfolio.
Recent research by easyroommate.co.uk revealed the average number of potential tenants competing for rooms is down from 4.1 in summer 2011 to 3.4.
