Landlords warned about property management

Landlords have been reminded that they must regularly check the gas safety of the properties they manage.
One of the key property management considerations is checking the gas appliances on an annual basis, according to the east midlands department of the Health and Safety Executive (HSE).
Neil Craig, principal inspector with the HSE, said: "Every year about 20-30 people die from carbon monoxide poisoning associated with domestic gas appliances, due mainly to these appliances not having been properly installed or maintained."
He added that landlords must ensure that their gas appliances are safe and well-maintained, while they are also required to provide gas safety certificates to their tenants.
These comments come after Cambridgeshire landlord Ajay Ahuja pleaded guilty at Northampton Crown Court to contravening Section 33(1) of the Health and Safety at Work Act 1974 after failing to comply with an improvement notice served by the HSE.
From tomorrow, Gas Safe Register takes over from the Corgi gas scheme as the official stamp of approval regarding gas appliance installation in the UK.
