Landlords warned about new service charge rules

Landlords need to be aware of new regulations covering service and administration charges on rented properties, an industry expert has warned.
In an interview in the Birmingham Post, solicitors Williamson & Soden claim that new rules - due to come into force on October 1st - could have a significant impact on many landlords.
The firm's property specialist, Louisa Jakeman, told the paper: "Service charges are one of the most common reasons for disputes between landlords and their tenants and although tenants have a number of rights that are enshrined in law, they are not always aware of them.
"This new legislation is designed to make service and administration changes more transparent and ensure tenants know their rights and how to use them."
The new regulations will mean that any demand for a service charge by a landlordmust be accompanied by a summary of the tenant's rights and obligations.
Leasehold Valuation Tribunals will be established to allow tenants to challenge service and administration charges which are thought to be unfair.
