Landlords who are more flexible with tenants who are suffering financial difficulties will see the benefits in the future.
Tessa Shepperson, solicitor at LandlordLaw.co.uk, said that a good tenant can be difficult to find, so if a person had always paid on time and was having a temporary cash flow problem, a landlord should be more lenient with them.
Research by easyroommate.co.uk found 11 per cent fewer landlords were attempting to remove tenants from their properties in the final quarter of 2009 compared to the previous three months.
Ms Sanderson added that a landlord would see long-term benefits from looking after a tenant when they were going through a difficult time.
She said: "That tenant is going to be a grateful tenant and they will make efforts to pay in future and look after the property. They will be even more reliable than they were before."
Ms Sanderson added that she expected good landlords to continue to be sympathetic to tenants who were struggling to pay their rent as they had lost their jobs.
