Landlords have been advised that allowing potential tenants to bring pets into their houses could allow them to let homes quicker.
A blog post from online letting agent Upad said landlords should be more flexible about allowing pets into their houses.
It said: "A reasonable tenant with a cat or dog isn't going to trash a property; an unreasonable tenant will trash the property whether or not they've got a pet."
By allowing tenants to bring their pets with them, landlords may even be able to charge a higher rent as they are providing a more convenient home.
Tenants with pets are also more likely to be stable as moving house with animals is difficult.
Another way landlords can be more flexible with their tenants is to be lenient with them if they have cash flow problems and are unable to pay their rent.
Tessa Shepperson, solicitor at LandlordLaw.co.uk, said landlords should give people who had previously paid on time some leeway to find money if they were good tenants.
