Landlords reminded of EPC countdown

Landlords have been given a last-minute warning over the need to comply with new Energy Performance Certificate (EPC) rules, which are due to come into force at the start of October.

The new regulations make it mandatory for landlords to show prospective tenants an EPC when marketing a property.

Landlords who do not comply with the regulation are subject to a £200 fine and are barred from marketing the property for a period.

However, with just one week to go, 81 per cent of landlords surveyed by Paragon Mortgages had not obtained an EPC for any of their rental properties.

Meanwhile, only five per cent have obtained the certificates for all of the properties in their portfolio.

Paragon Mortgages managing director John Heron said: "Landlords cannot afford to ignore the regulations when it can increase the risk of void periods.

"We expect the percentage of landlords with EPCs for their properties to rise pretty quickly within the first few months of the new regulations."
