Landlords can pay up to £1,000 to remove tenants, according to the National Landlords Association (NLA).
The professional body has found that as many as a third of landlords have had to pay between £250 and £1,000 to have a tenant removed from a property because they did not pay rent.
David Salusbury, the NLA's chairman, stated that removing tenants can be "very costly" for landlords who are suffering from rental arrears.
"Many landlords have mortgages to pay on top of the expense of gaining possession. This amount is often compounded by late rent payments," he said.
Data released by the NLA shows that almost half of all repossessions by landlords are due to tenants not paying rent.
This comes shortly after Tom Entwistle, director of LandlordZONE.co.uk, advised landlords to check out an area carefully before purchasing property there.
He said finding out about rental demand for houses is "crucial" before making a move in the market.
