Landlords 'need to get asbestos removed professionally'

Landlords should only use licensed contractors to remove high-risk asbestos from properties, an industry expert has said.

Steve Sadely, spokesperson for Asbestos Removal Contractors Association (ARCA) explained that landlords should have any suspicious material sampled and then analysed by a UKAS-accredited laboratory for the presence of asbestos.

He added: "If asbestos is found in the home, look for signs of damage or dust being released by the material.

"If any asbestos found is in good condition and not worn or damaged, it can be left in place. Added protection can be given by painting with emulsion paint, but remember to use an alkali resistant primer or coating for asbestos cement products."

However, Mr Sadley added that damaged asbestos needed to be removed from rental properties.

"If the asbestos is damaged or giving off dust it should be carefully removed. Large amounts should only be removed by a specialist contractor. Work on sprayed asbestos, lagging or insulation board should also be left to the specialists," he concluded.

A statement on its website explains: "Whoever is responsible for maintaining all or part of business premises must also manage asbestos in the premises.

"Depending on the terms of the lease, this could be the tenant, landlord or managing agent."
