Landlords 'must not cut corners'

Buy-to-let landlords have been urged not to take advantage of current high demand on the private rented sector by cutting corners.
Ian Potter, head of operations for Arla, told those in attendance at the recently held Landlord and Buy-to-Let Show that the organization was concerned some landlords may not be following safety standards.
In addition, he said that Arla was worried that there may be an increase in letting agencies that lacked the appropriate qualifications.
Mr Potter commented: "We are still worried that some landlords may try to cut corners and not comply with legislation covering safety and the protection of tenancy deposits.
"We are also worried that there could be an upsurge in lettings agencies opening for business, without being members of the professional bodies, having the right qualifications and providing clients money protection."
The latest Arla Survey revealed that average returns for rented houses rose from 4.8 per cent to five per cent in the first quarter of 2008.
