Landlords 'must be legally responsible'

Landlords have been warned that they must remain legally responsible at all times, as there is no place for amateur landlords in the property market.
The Residential Landlords Association (RLA) stated that even property owners who leave the renting of a house to a letting agent must be aware of their legal responsibilities.
Speaking at the recent Avoid the Voids webinar, RLA chairman Alan Ward said many people have become accidental landlords recently as they have had to leave their homes to move closer to a new job.
He said: "It is not just about buying the property, getting the tenant in, sitting back and rolling in the money."
Mr Ward explained that landlords must look after their tenants as well as their properties.
He was speaking after LSL Property Services found that 28 per cent of landlords are planning to buy more properties within the next year.
Almost half of the property buyers surveyed said they believe the market is ripe for investment at the moment.
