Landlords 'more liable for safety issues'

Property management software could help landlords meet the rising number of requirements and complex laws affecting safety, it has been suggested.

Vincenzo Rampulla of the National Landlords Association (NLA) warned that many people do not realise the challenges they inherit when becoming a landlord, reports the Daily Telegraph.

'Reluctant landlords' - would-be sellers who are letting their homes until the market improves - are in particular danger of falling foul of the law and need to be aware of regulations in the buy-to-let market, Mr Rampulla said.

"Many of the safety requirements are not things that normally get done by owner-occupiers," he added.

A lettings agent can take away some of the strain but ultimately, landlords face prosecution if something goes wrong, the article noted.

Minister for the private-rented sector Iain Wright told the NLA National Conference last weekend that the government is determined not to introduce legislation which would hamper the growth of the rental sector, following the emergence of a small number of rogue operators.
