Landlords who find themselves embroiled in disputes with tenants often enter them with unrealistic expectations, it has been suggested.
Tom Entwistle, director of Landlordzone, an online discussion portal for landlords, was commenting on the work of the Tenancy Deposit Scheme, which seeks to resolve disputes between tenants and landlords in a fair and objective manner.
But both landlords and tenants often become involved in disputes with a clouded understanding of how much various property chores can cost, Mr Entwistle said.
"What is a clean cooker or carpet to one person is often seen as quite unacceptably dirty to another," he noted.
A tenant might believe a landlord can clean a cooker at little cost, but a professional clean would cost at least £60, Mr Entwistle added.
Rubbish removal, furniture removal, decorating and other damages can lead to similar debates, he suggested.
His comments come as research by mydeposits.co.uk this month found that 38 per cent of deposit disputes between landlords and tenants concerned cleaning costs.
